If you are a homeowner and you need to raise cash without selling your property, you may want to consider a home equity loan. Basically a home equity loan is an option available to you if you have been paying back your mortgage over several years already; by that time you will already have a fair amount of equity in your property that you can use to borrow money against, while putting up your house to secure the loan. In most cases, cash is released either as a lump sum or paid out to you regularly as income.

What you use your home equity loan for is really up to you. Many people in their later years take the opportunity to spend it on a holiday they’ve looked forward to for a long time, for example, or add it to their income so that they can afford elderly or residential care. Younger people on the other hand have more varied reasons for taking a home equity loan. They may need to raise funds to consolidate existing debts, invest in home improvements, or pay for their children’s schooling.

Home equity loans can be a flexible source of much-needed capital. However, always bear in mind that just as with mortgages, home equity loans are secured against your property, and you risk losing your home if you fail to keep up with your repayments.
